A Home With Character

Casa Sieber is located in the gated, international community of El Encanto del Sur — just a few minutes from San Juan del Sur, in the hills above Nacascolo Bay. The house was originally built as his own family home by Patterson William, a contractor who has lived in Nicaragua for 25 years and builds on a large scale for Tree Casa.

That personal history is still tangible today: solid, structural-steel construction, a thoughtful ventilation concept against moisture and mold, and details that only emerge when a builder plans for himself. Across 170 m² you'll find four bedrooms, three and a half bathrooms, a newly created home office, and a private pool — surrounded by a quiet neighborhood with only one direct neighbor.

Key Facts & Layout

  • Living area: 170 m² (approx. 1,830 sq ft) across 2 floors (ground floor & first floor)
  • Lot size: 404 m² – an adjacent plot can potentially be purchased through Tree Casa if more land is needed
  • Bedrooms: 4
  • Bathrooms: 3.5
  • Addition / office: New addition, converted by us — ideal as a quiet home office or workspace

Thoughtful Ventilation & Anti-Mold System

Nicaragua's tropical climate demands smart solutions — Casa Sieber delivers them.

  • Comprehensive ventilation vents are installed throughout the entire living room and kitchen area for continuous, optimal airflow.

  • Adjustable airflow: vents in the entrance area can be opened and closed separately to precisely control air circulation as needed.

  • Active high-ceiling exhaust: due to the high ceiling in the entrance area, warm air naturally collects at the top. An internal exhaust fan near the roof peak actively pulls hot air outside, effectively preventing condensation.

  • Result: 100% mold-free. Thanks to this well-thought-out ventilation design, there are no mold issues anywhere in the house.

Stories

The Story of Casa Sieber

Built to Last, From the Foundation Up

When Patterson William decided to build his own home in El Encanto del Sur, there were no shortcuts: after 25 years in Nicaragua, he knew exactly how the earth and the climate could behave. The result is a structural-steel house built not for a quick resale, but for a family that truly wanted to live here — Casa Sieber still carries that care today.

The Answer to a Tropical Climate

Anyone who has lived in the tropics knows the problem: moisture that settles into corners, and mold that starts invisibly. Instead of ignoring it, Casa Sieber was built with a complete ventilation system in mind — right down to an active exhaust fan beneath the high roof. The result: a house that, even after years in Nicaragua's warm, humid climate, has remained completely mold-free.

A New Room for New Possibilities

When we took over the house, we lacked a quiet place to work. That idea became the new addition — today a light-filled home office that shows just how flexibly Casa Sieber adapts to the needs of a modern, location-independent family.

Stories From Nicaragua

San Juan del Sur – From Fishing Village to Dream Destination

Once a sleepy fishing village on the Pacific coast, San Juan del Sur is today one of Central America's best-known destinations for surfers, sunsets, and a relaxed international way of life — without losing its authentic charm.

Living in Eternal Spring

Nicaragua is often called the 'land of lakes and volcanoes.' On the Pacific coast, a mild tropical climate with steady trade winds keeps temperatures pleasant almost year-round — ideal for a life spent outdoors, by the pool, and on the beach.

A Growing International Community

Since a group of Californian visionaries laid the foundation for El Encanto del Sur in 2006, a vibrant international community has grown up around San Juan del Sur — spanning over 450 acres of land, hiking and biking trails, and neighbors from all over the world — a place where newcomers quickly feel at home.

Frequently Asked Questions About Buying Property in Nicaragua

The following information is for general guidance only and does not replace individual legal advice. We recommend every buyer engage an independent attorney in Nicaragua who specializes in real estate law.

Yes. Foreign nationals generally have the same rights as Nicaraguan citizens to acquire, own, and sell real estate in Nicaragua — with no residency requirement. Exceptions apply particularly to the immediate coastal strip (public land up to 50 m from the high-tide line) and to border and communal land on the Caribbean coast.

The typical process includes a purchase offer, a notarized preliminary contract ('Promesa de Venta') with roughly a 10% deposit, a thorough title search at the Public Registry ('Registro Público') by your attorney, followed by the notarized deed ('Escritura Pública'), and finally registration in your name.

Strongly recommended. An independent attorney — not hired by the seller — will verify the title, the registry history, and any liens, and guide you through the entire purchase process.

Total closing costs typically run around 4–8% of the purchase price, covering transfer tax (roughly 1–4% depending on price), registration fees (about 1%, often capped), notary fees (about 0.5–2%), and attorney fees (about 1–2%). Using an escrow service typically adds around 0.5%, or $400–1,000.

Classic title insurance as known in the US or Canada is uncommon. Instead, careful title due diligence by your attorney serves that protective function; optional title insurance is also available (roughly 0.5–1% of the insured value).

Properties registered as 'fee simple' at the Registro Público offer the strongest protection against third-party claims. Land close to the coast (50–200 m from the high-tide line) is sometimes held as a concession rather than full ownership — always have your attorney confirm the title type before any purchase.

Traditional mortgage financing through Nicaraguan banks is typically difficult to impossible for foreigners. In practice, purchases are mostly made in cash or through individually arranged owner financing — feel free to ask us about options for Casa Sieber.

Payment is usually handled through an independent escrow service, which releases the purchase price to the seller only after the title has been successfully transferred — protecting both parties.

No. Property ownership in Nicaragua is possible regardless of residency status. Separate residency programs exist for those who want to establish permanent residence, and many buyers apply for these as well.

The house was built with structural steel for maximum earthquake resistance and additionally sits on a small hilltop within El Encanto del Sur, providing natural protection from flooding during the rainy season.

The seller has deliberately chosen an outright sale; a rental or interim-use arrangement is not planned.
